Is it appropriate to tip the home appraiser today at the end of his visit?

I mean, let's be honest...We need to hit a certain number on that appraisal. Every little bit counts. I'm not above bribery, coercion, strong-arm tactics, reach-arounds...whatever it takes.

I was thinking a simple tip might do the trick though.

Is this frowned upon?

I'm actually surprised you're going to be there. Did you agent provide any comps with specific info that can only be known because your agent visited those comps? Maybe highlight any updates/reno info/costs on your house? Before anyone says your agent is not allowed to do that, you're wrong.

I'm relatively certain we have enough equity (without any help from the appraiser) for this:

But I want this (and I am willing to pay...or do other things, to get it):

No agent. We're doing a mortgage refi to pull some cash out.

Print out a lot of Zillow Zestimates. Don't use print format, do like weird screen grabs of the webpage, and print those. It adds to the effect.

FWIW...I was a having a property appraised one time and I gave the appraiser a personal tour and pointed out all kinds of improvements that I had made and how those compared to other similar properties, etc, etc, and he wrote almost all of my comments into his report almost verbatim.

He was happy to do so, as long as the highlighted improvements "checked out" with other comps that he was also using to assess the value. In other words, I don't think he would have taken my input seriously had it just been BS, but that it was true, valid and of material interest...he sure did.

I can't say for sure what difference it made in the final $$ evaluation, but it sure seemed to be time well spent, I was very satisfied with his report.

If your banker is any good the appraiser already knows the number that they need to hit and will get there unless there are glaring issues. It amazing how appraisals always come back just high enough to make the deal go thru (wink wink, nudge nudge).

Lots of humor in this thread, and I hate to be the party pooper, but it would be a serious ethical breach for the appraiser to accept a "tip."
