The Iowa City housing market is getting pretty frothy again.

I went for a long walk on Sunday and on my return leg for home I went past a new building at 2500 Muscatine. It was a dentist office for many years, then that was torn down and it's been vacant for a few years. $180,000 gets you one bedroom and one spot in a detached garage for your car. You get Muscatine Ave. for your front yard if you are in the South side of the building, and if you are in the North you get a cemetery and the Hy-Vee parking lot off in the distance. To the side of you there is a scumbag infested apartment complex. So, when the weather is warm and you are thinking about having your windows open you'll be treated to an endless stream of shouting and frequent visits by the ICPD.

That is not a scumbag infested apartment to the west. It's an entire voting block of Democrats.
No. John the friendly fellow that collects the carts at Hy-Vee lives there. Also, the Mormons have an apartment there for their missionaries. So, it isn't a total loss.

Conforming to all the Iowa City codes in that area of town drives the cost up. Its a green building, geo-thermal heating/cooling, energy audited, LUST part of town. All the things those Eco-Greenies in Iowa City claim everyone wants and needs but as usual the math and Democratic Socialist are on a collision course.

Anything to support this for that area? Doesn't seem like it would fit your narrative, but I'd read whatever you've got.

Absolutely nothing you posted is true. The building offers geo-thermal heating, but there is no requirement for this, or any LEED certification.

For the vast majority of you who aren't hip to the East Side Hy-Vee, John is a handicapped gentleman who has had a very rough life, including stints as a youth in a terrible institutional setting. Thank God every day, James, that you've never spent a day living his life.

It's just one of those " sustainable energy sources " that are always kicked around by the left but when push comes to shove they won't pay for it with " their dollars ", but laud it it in government paid for projects like the new solar array at the county building that's taken 2 years to build out on Melrose.

Thank you for posting that. That isn't what priced them at $180k, there is plenty of incentives listed = to evidence that.

YOU brought up the criminal aspect of the neighborhood and the ICPD.

Knowing your political leanings, I laughingly brought up the fact that the " scumbag infested complex " voted 96% Democrat in the last election.
As for John, YOU brought him into the conversation not me. I know the man, spoke with him on a daily basis. I know of his situation.

When the City says you can only build 7 units on a piece of property that could hold 12 units, what do you think happens to the cost/unit? Any idea at all?

Yup. We had a guy who wanted to build cheap apartments here in Sarasota. The only requirement to rent one was that you had to be employed or be in school, and they would actually come around during the day to make sure that you were working. The city axed the idea, so he went to Bradenton to build them, which is just north of Sarasota. So, we missed out on cheap apartments because of some stupid regulation. Real estate might be a bigger hustle than college is.
