I'm not a big fan. Its going to be out of place and will tower above everything else.

Is there really demand in IC for High End high rise condos?
 
I guess I don't care one way or another, but the way it is designed it isn't just a straight up 15-story tower... with the bottom few stories wider and different levels it will make it seem like it fits in better. It's also near the end of the "downtown" area where other towers or taller buildings are so I don't think it will be totally out of place.
 
IC is a city. Cities have buildings. Much ado about nothing, but hey....let's protest something!

One of the big trends of the baby boomer generation is relocating back to where they went to college at their retirement, especially if their spouse also went to school there. These types of housing options are in large part targeted to that group.
 
When cities get bigger, and have a quality downtown, they grow upwards. Iowa City is doing that. There are numerous other taller buildings going up now and more planned as well.
 
It'll sell out fast. I wouldn't say it's out of place completely. I think there are similar sized buildings in the works for Clinton and Burlington, and on Court St. where the old St. Pat's stood, right?
It'll sell out fast to retirees, rich parents buying their kids a place to live in college. Some of them from China. That seems to be the new thing. There's a condo not too far from my house that has +$200,000 worth of cars in the driveway, and four students from China living in it.

I think it's great. It would have been nice to have a movie theater and a bowling alley downtown when I went to the U of I. I've never understood the disdain for high rises, some are ugly, but this one looks sharp. I haven't followed the controversy, but I'm guessing most of the dissenters are judgmental hipster types, who don't want the "yuppie" types moving into their turf.

Also, since the 21 ordinance downtown, I'm sure the downtown businesses love the idea of bringing in wealthy tenants to spend money in their establishments.

This is an outstanding inventment in the future viability of Iowa City. I can't believe all of the push back. Look at how the first tower changed toe cityscape for the better. If you want to live a rural life, well, there are plenty of other places to relocate to in this fine state.
 
Drove past this afternoon and there is a 5 story building across the strert and a 12 story building a couple of blocks to the northwest... so it won't look out of place. It beats the heck out of the crappy lot there now.
 
Surprised to see all the support. I guess maybe its hard for me as a native to see change like this. I don't think much positive has happened in IC in the last 20 or so years. You have extremes of wealth and poverty like never before and some real concentrated poverty. Iowa City is still growing out, so it's not an either/or with growing up. It's both. Why would a retired person want to live on an area where puke can be found often on sidewalks and being out at night with all the downtown drunks would be a hazard, if it's such a great idea, and there is a market for it, why does it need TIF to make it happen? My guess is that it will run wayyy over budget and they will be back asking to feed more from the public trough.

Are you Jim Throgmorton? He voted no and said the 14 million in TIF should be used for low income housing. At that point another councilor pointed out that Iowa City doesn't have the 14 million but it would when generated by the buildings tenants and customers.

I lead the small town life now. I just find that I prefer it. Born and raised in IC, went to UI, spent 6 years in Chicagoland. I have seen the spectrum. To each their own and its true that you can't really go home again. The IC I call home is IC circa 1978 or so.

I'm not a fan of it either, but with all the other high rises they've allowed downtown over the last few years, the citiscape has been pretty much permanently altered, and it won't stick out like a sore thumb any more than any of the others does.
 
Does this thing still have the UI art museum in it? Weren't they at one time considering building a high rise with an art museum? If not, what are the current plans for the UI art collection?

I think that's planned for the SE corner of Burlington and Clinton, across the street from the new music building. It's the Hieronymus tower site. It will be a public/private partnership building with the museum on the first couple of floors with the rest of the building being residential and commercial. The university can't afford to build a new art building on its own.

The problem with TIF is, you HAVE to use it to get development now or some other community will offer it and you will be screwed. I suppose you could stand on principle, but at what cost to growing your community? It's like college football recruiting and facilities - everyone knows the arms race has gotten out of hand, but no one can stop doing it without risking failure unless everyone agrees to stop.

That said, the GOOD thing about TIF is that for the most part (if you aren't using it for single-family residential development) it really is almost completely risk-free for the community using it. At the most basic level, you can't lose something (taxes generated through increased valuation) when you never had it in the first place. The developer only gets the rebate if property values increase - which they are pretty much guaranteed to do in this case.

Standard commercial under residential. Another high rise is supposed to go on Madison across from the UI rec center.

There will demand in IC like many have said. What was really mind bottling are the high end condo built in Coralville off of 12th Ave. They built 400k plus 3 bedroom condo in an area where nobody wants to live overlooking the library and cheap apartments. They tried to sell is as a place in the middle of the action with activities and dining options. The only thing within walking distance is Applebees. They sat empty for almost 2 years and then some were put up as rental units.
