Bought a home that just had foundation poured back in February when prices were down a bit.

Were preparing to put our home on the market next week and someone got word we were selling and asked for a showing before the list. Offered $5k over what would’ve been the listing price + no contingencies + flexible closing while our new house gets completed. About $30k more than what it would’ve listed for earlier this year.

The lack of inventory due to people having crazy low mortgage rates is going to keep prices jacked up until we have an unemployment crisis IMO.

The low amount of housing is going to keep markets hot no matter the mortgage rates. A report at the beginning of they year said 20,000,000 people/families are looking to buy a house in 2023, but only around 5,000,000 have sold in the US each of the last 5 years. Maybe now they don't have investment companies to bid against.
