Home prices

Yeah, tried to talk the wife into selling the house and getting me an RV. She can work from anywhere and I could quit my job! (not getting very far with that though.. )
Several folks have done that and have shared their experiences on FB and YT with mixed results. May want to check those out and do lots of research before you go that route.

I am the opposite. Here in the midwest, space is cheap. See Aardvark's post above - gross! So, give me a separate room for everything. I might feel differently if I was retired in Florida, where I had lots of time on my hands and I wouldn't mind walking around for a lot for things. But I'm not retired, and I have winter to deal with. So I want a home gym, sauna, hot tub, pool, etc.

This is the route I went. My no pic oldest lives in Houston and my son graduates this spring. I want to add on to my garage (basically for art/music projects) and add another bathroom but I don’t need a whole lot to be happy.

We had our house built in 2002 for $140.000. Nice small house, 1900 square feet. Today its assessed value is $380,000. We live in the sweet spot for our jobs regarding taxes. Denton County/Northwest ISD (school district)/Roanoke (City Taxes) This year our taxes added up to be $3750. My friends back in Boone (where I grew up) are paying $4,000 in taxes on houses worth $200,000. Its a crying shame!!

Where I taught at (Southlake) back in 2002 houses being built were around $400,000. Today new houses in 76092 start around $1,000,000 !! Crazy !!

They're pretty crazy here in KC. We live in a mid-century modern with three bedrooms, two bathrooms in one of the older Kansas neighborhoods. It's a little over 1,500 square feet, but pretty open. We bought in late 2015 for $275k, could sell tomorrow for $450-$500k.

Downtown KC is starting to REALLY get nuts. There are neighborhoods that five years ago, you would have been worried about catching the deads. I looked at a place online today just east of 23rd and Prospect, 2,000 square feet, newly built, three bedrooms, two bathrooms for $800k. Prospect used to be the street you never went near. If the new Royals stadium ends up at 15th and Grand as they are proposing, it's going to get even more crazy.

The concept of "starter home" is turning into a pretty big joke here. If you want to spend less than $250k for something about 1,000 square feet, you better be prepared for a MASSIVE fixer upper and/or live in an "up and coming" neighborhood, aka the Hood.
My kid lives down there - just moved into a two bedroom apartment, and this post is depressing, especially if we decide to relocate there when we retire. Thanks, though!

Yeah I wouldn't hold your breath. If some of the super olds haven't downsized by now, they prob won't until they're forced out (assisted living or dead). Even then, will the beneficiary just keep it for rental?
 
Still pretty warm in Tallahassee. The interest rates definitely caused some slight decreases and stopped the prices climbing like they had prior five years but certainly no giant reduction for a market that was supposedly way overpriced. Now starting to sell faster and go up again

KC is getting interest right now because of the Chiefs and because KC is known as a pretty nice place to live.
Our friends moved there from Dallas in the 90’s because he got a great job offer. She had been a successful realtor in Dallas and practically cried all the way to KC but after a year there they wouldn’t have left there for anything. Both raved about it being a great place to live. I imagine the housing prices are going nutso there like everywhere else.

I am a regular House Hunters viewer on HGTV and the place that amazes me with more for your money is still anywhere in Iowa though. Nice houses and suburbs with no cornfields in sight. 🤔
KC is no different than the Des Moines metro, and actually DM is growing faster. Is it because of the Iowa Hawkeyes, ISU Cyclones or the Iowa Cubs? 🤣

But that ISD is highly desired and people will continue to pay to live in Southlake.
Texas property taxes and insurance rates are high compared to some states. Along with high utility rates and local sales taxes the issue of no income tax is offset by those other costs.
The state does do a better job of keeping up with roads but they’re funded with oil money - people outside TX aren’t aware that the state road department has its own oil fields.
I also appreciated the amenities that municipalities funded with my property taxes too.
Schools were very good, sidewalks, street lights, underground utilities and libraries/parks/community centers with pools and sports fields in my far North Dallas neighborhood was very much a positive thing for my kids growing up.

LOL when we moved to Dallas in 1985 Frisco was one little Main Street surrounded by cow pasture and still had silos by the RR tracks. We drove up there occasionally for a trip to the old Dairy Queen.
It’s now sort of a suburban Jerry World isn’t it?

What were $250-$300k houses less than a decade ago are going for $500-$600k and up. The $500k houses are now in the $800-$900 range.

I get updates on Tally prices from Zillow daily and it appears that the newer housing stock is pretty pricy. Especially the northeast and 32309/32312.

Those silos still might be there.. Cowboys headquarters (The Star) is very close to my house and has grown quite a bit in the last 5 years or so.

Isn’t there a sizable gap in the size of KC population over DesMoines?
Is DM home to as many companies or their regional HQ as KC?

I never ever said people are actually moving to KC because of the Chiefs. I referenced attention to home prices there because of current attention given the area - and the Chiefs are certainly in the news.
KC doesn’t usually garner a ton of attention because it’s a town sitting in the middle of the country - “flyover” territory. But it seems to be a nice place to live.

Keep up your needless attack though. It just lets others see you showing your rear end.

I've done work not far from you in Westlake. You definitely can't find a home there for under a million.

Yeah we thought we’d be downsizing when we relocated 5 years ago. Ended up building an even larger house than the one we sold. We like the space for everything you mentioned, entertaining and having family and friends visit.

We "downsized" from a 4/2.5 3,000 sf home to a 4/3.5 2,700 townhome and paid $150K+ more than what we sold our house for. The HOA fees would make your ears bleed. We love it, though.

Kansas City has gotten a disproportionate amount of attention for 15 years due to the tech investment made there, the attention has nothing to do with the football team or it being a nice place to live, whatever the hell that’s supposed to mean.
 
Maybe their kids can inherit it and that way they can afford to live in a larger house they otherwise couldn’t afford?

I'm fairly certain Texas doesn't own any oil wells. Wouldn't that be socialism?
 
The other shitty thing is that if you sell your house you still have to find a new one to move into that’s going to have gone up in price as well.

It would be a great time to sell if you had multiple properties, but if that were the case, we wouldn’t be on here complaining about house prices.

What’s worse for people who would like to move now, they probably have a 3% mortgage that will more than double.
 
That’s what is creating the shortage of available homes for sale.
I have a 3/2.5 2000 sq ft SFH and I could sell it in a week but I have nowhere to go where I could downsize to a decent replacement before I am forced into assisted living at the end of the road. This is a common problem among boomers who occupy a huge amount of housing in this country. It’s also becoming a problem for 40 somethings who bought a 1200/1300 sf starter and now have two kids and two dogs and can move - but where to?
Yep. This is exactly what's happening right now. People in those homes aren't moving because they don't want to double their interest rates. Therefore the supply of "starter" homes is extremely low. Yet, demand is still there and so those numbers continue to increase in value. The mid tier level of homes is starting to stagnate a bit but still pretty high. The only housing segment seeing some very slight decreasing might be the higher end homes in some areas.

I couldn't imagine being newlyweds looking for that first house in your twenties. Without financial help from parents or family, it's gotta be pretty tough especially in larger urban areas.
 
Where are you at? I've not seen that here in North Liberty, at least recently. Neighbors have had their house listed since right before the snowstorms and it remains unsold. Maybe they are asking too much? When the market was on fire that house wouldn't have lasted the day.
I live on the border of N. Liberty/C. Ville. The Johnson County assessor is coming to my joint next week to "reassess." I am going to keep my home like a pig stye so the price will go down. As such, it has gone up nearly 300K since I built it. Insane.
