My Florida friends …

I have a few clients who've decided to self-insure. not surprising with the way premiums have rapidly increased.
That’s a nice luxury. I’d guess there isn’t one lender who would allow that.
 
When I retire we're giving serious though to self-insuring. Tossing a couple hundred a month in an account for emergencies. Shit's gotten out of hand.
 
My friend just east of Sarasota had 2 feet of water in his house Monday from Debbie’s heavy rains. He was miffed that govt data said he was not in a flood zone. I checked fema maps, his house / lot was not but his neighbors was in a low risk zone. Ouch.
 
Just got our renewal yesterday, after 3 straight years of $300 increases ours dropped close to $300 this year. Kind of surprised.
 
That's also how you raise the costs of construction greatly. It is not a break even situation.
It is kind of aggravating to see a bunch of lots on Mashes Sands that require pilings and construction 19’ ASL, when across the street, on the river, are cinder block units built in the 1950s.

I’d like to just do that and deal with what may come than necessarily build a bunker on stilts. I don’t intend to ride the storm in it.
 

Are there state laws that are preventing Sarasota from managing their growth?


NEW FLOOD MAPS EFFECTIVE 3/27/2024

Effective March 27, 2024 the FEMA Flood Insurance Rate Maps (FIRM) and the Flood Insurance Study (FIS) will be updated for all of Sarasota County, including the City of Sarasota.

All new building application and design projects will need to use these new adopted FIRM’s effective 3/27/2024, for base flood elevations. Please note, the flood zones and base flood information for your property may have changed.

New flood insurance rate maps, or FIRMs, could impact your insurance requirements and premiums. Flood risk changes over time due to construction, growth, environmental impacts, floodplains widening or shifting and changes to local watersheds. The New FIRM Maps will add a new flood zone to some of the coastal areas, Coastal A Zone with a LIMWA, Limit of Moderate Wave Action.

The updated maps were produced in coordination with local, state and FEMA officials.

Maybe the governor should put as much effort into fighting this fraud as his hunt for voter fraud, or chasing down gay kids.

Ordinarily I try to ignore your silly little efforts to get approval from strangers by insinuating that everything in our state was cool until the current Governor took office but as a Floridian you know that the insurance lobby has had immense power for a lonnng time.
The insurance industry, the tort bar for lawyers who make a living off suing the insurance companies and the developers who keep building stuff in places they shouldn’t.
It goes back a really long time.
And it’s wrong. No matter who the Governor is.

Fair enough, everyone is to blame. What specific actions has Governor DeSantis taken to address the problems while in office?
 


The insurer mentioned, Heritage, is a major donor to Florida politicians — they were a sponsor of DeSantis' reelection inauguration.Its lobbyist is close to
@JimmyPatronis
, whose office investigated this alleged fraud.Patronis was also against the state fining Heritage $1m.
