I gave an example earlier in the thread with the Weeknd. Here would be another example (linked below) from a percentage standpoint that would be severely different assessed tax value versus FMV with Calvin Klein. How people don't understand this is beyond me.

Assessed value from the county for taxes is based on when the person purchased the property and then it normally goes up very slowly year over year. So, Calvin Klein's property he purchased a LONG time ago (like Trump) would not be assessed anywhere near the $85M he sold it for while he had it. The person who purchased his property, now resets the assessed value based on the sold price. The other properties AROUND Klein's newly purchased home don't suddenly jump massively for their assessed value just because the actions of another. That would be ridiculous and those other homeowners would then be penalized for unrealized gains on their property.

This is why banks do appraisals when you try and get a loan. Why in the hell would a bank do appraisals if they could just go by assessed values from the county each year?

How much responsibility does a lender have to verify? If I get a loan for my house the lender/title pulls records to confirm accuracy.
 
This too— a person can value their property at whatever they want, there has to be some responsibility on the side of the lender to confirm accuracy. If it’s off by that much then the lender really didn’t care.
So what are we saying, it’s ok to lie in financial statements and loan submissions and it’s up to the lenders to catch them?
