Who's your homeowners insurance with?

I've been with USAA for 25+ years and they are about to get the ole middle finger today. I have an escrow shortage of $2,084.87. Their prices have skyrocketed!

Surprisingly, I received my annual renewal last week, and the premium only increased by 3%.
 
I had to shop around this January after FB wanted to rape me. I found an independent agent who put together an auto, home, umbrella for less that half of what I had been paying…


This is the only way to stay as lean as possible with insurance costs. Such a pain, though. Renewal time is a Deliverance-type moment for most people.

State farm for home and auto...been with them for 30 years. Nearly left after the last renewal....they threw a little clause in there that they won't do a full roof replacement anymore...but they would try to match the shingles (if we would ever get hail damage, etc) In all the years we've had them...we've used them once for the house...new roof back in 2014 when everybody got hammered with hail.
 
Progressive. I have to call my mortgage company this week. I bragged in another thread my homeowners only went up like 100 bucks, but somehow my escrow analysis says I have a $1500 shortage- no changes in escrow account except a $200/year city tax went away.

Also- hijacking- how much should I insure for? They say its not based on the sale price or "value" of the home- I have no idea what it would cost to rebuild my home.

~2k sq ft, one story, paid ~$300K- and I'm insured to the gills at $480K?
 
I have Erie insurance which honestly I had never heard of before we got them. The last 2 years we had a major claim.

2 years ago we were away over new years and a pipe burst causing a complete gut job of three rooms in the house. Cost Erie $100K. My costs did not go up.

Last year in February my house was hit by a small tornado. Dropped a large tree branch on the house. Erie paid $200k.

I figured they would cancel us for sure on renewal…nope. And the rates didn’t go up by much. Now they are generally more expensive than others, but the peace of mind to have an insurer who truly is looking out for their customers is worth it IMO. Our contractors told us they love Erie as they never fight them. They said State Farm used to be like that, but now they nickel and dime them.

I have been with USAA since 07 and got hit with an almost 3K escrow shortage last month. We are moving next summer and I am considering just going with Progressive for the 1 year teaser rate and switching again next year when we get to our new location.

Your agent should have a program to calculate the replacement cost of your dwelling. You do not want to insure it based on appraised or assessed value, as replacement cost policy language charges a co-insurance penalty on any claims if you aren't insured to value. That value is tied to replacement cost, not market value.

All of my stuff is still with Nationwide, and I need to move it. Too busy moving everyone else's policies and dealing with their rate increases to make time for my own shit. Check your local county mutual carriers if you are looking for a cheap rate. State Farm is still competitive, but good luck when claims time comes.
 
Nodak Mutual, which is an offshoot of North Dakota Farm Bureau. Switched about 18 months ago from Farmers Union, which saved me about $100/month combined auto/home.
Saw a slight increase in premiums last fall but overall still a decent deal. I’d like to stay local instead of going to an insurer like Progressive, but we’ll see where these premium increases end up.
 
4 cars and 2 houses on Erie insurance. Switched from All State about 15 years ago. Every time I've shopped around since they are the least expensive option.

Been on Citizens since our previous insurer, Capitol Preferred, went bankrupt right before hurricane season a couple of years ago.

Currently being "depopulated" by Citizens onto some other company I've never heard of.
 
I have had SF for about forty years - home and auto.

How did you manage that? Didn't State Farm drop homeowner's insurance policies in Florida for a few years? I know they came back, but from what I understand, they won't touch anything built before 2000.
 
USAA for home and auto. Haven't shopped around in the last could of years, but last time I did, was still the cheapest.
 
I feel lonely - we have both auto and homeowners through Allstate but it appears no one else does.

Just attempted to get a quote...they do not (at this time), do any underwriting in the state of MN. Damn.

It’s progressive- no “agent” to speak of. Or at least I’ve never spoken to one. Auto and home were all done via chat bot

Depending on your area, and the type of house and finishing's you have (countertops, cabinets, flooring, etc.), I'd guess you'd be around $200 a sq ft of finished living space. We have selections from Builders Grade to Custom when it comes to completing the valuations, which will change your price per sq ft on the valuation.

There are two programs that we use, CoreLogic and E2Value. Both pull information based on your address and what shows in your counties assessor site for your address. Year built, square footage, attached or detached garages, etc.

We’ve had FB for 4 years and have been very happy. We saved a bundle when we moved over from Allied, who we’d stayed with far too long and was schlonging us.
The bad thing about our FB policies are the agent is a friend, and fabulous when it comes to service. Eventually they will want to slide things north on us from the corporate side like they do everyone. Slight inflation I understand, but they all play the game where they raise you gradually even with no claims because they figure you won’t notice the small raises and won’t want to bother with shopping around.

Nope. Have had SF since really the late 70’s -
Maybe they continue with existing customers.

I haven't seen much for their homeowners rate filings in Iowa, but in the last two years, they've taken over a 90% rate increase combined on their farm property.

Flipped to State Farm after my previous insurer tried to force me to add flood insurance. I'm not in a FEMA flood zone, and the structure, by design, is well above the 10' threshold as well. Premiums are about the same, and no flood insurance required by SF...plus, my agent is 2 blocks down from the house, within walking distance, which is nice. I like doing business face to face rather than online.

My brother has auto owners and it seems good. Body shop guy told him they like to work with AO when he had a minor dent…
I've never had to repair a dent on my home, but good to know. :D

My auto insurance is with Progressive and they're a cabal of domestic terrorists, color me unimpressed so far.

My local broker just re-did auto, home, rental home because the previous carrier is closing shop. New policies written by Auto-Owners and with the pay-in-full option, I’m paying less now than before and I have a nice cushion in escrow going forward.
